There are three structures on the parcel. Per the public record, the buildings total approximately 8,171 square feet of building area with two street facing commercial buildings and a residential structure in the rear of the lot. Parking is limited. The first building with the addresses of 1125 and 1127 Magnolia is leased to long term retail tenants. Per the leases, each of these spaces is 1800 square feet, plus there is an under utilized storage area in the rear of the building. The second building with the address of 1129 Magnolia is a freestanding retail building leased to a Pilates studio. The lease indicates an area of 1200 square feet, again however the building appears larger to my eyes. The third building is a two story residential duplex with one unit per floor.
