The Yesville trailer park is a solid asset offering 11 sites that are currently rented. There is expansion for an additional 4 sites. The tenants are responsible for lawn care snow removal around their units. The owner does the snow removal on the main driveway, the mowing of the common area, pumping of the septic's and pays the water. Eight of the units are lot rents and 4 the landlord owns the unit. The lot rents could be increased to the $500 range along with the current rented units in the $1,300 range, the owner is in the process of raising the rents but all tenants have been great and pay on time. There are septic inspections for each site and we have a copy of the report.
